About the St Joseph County Land Value Mapping System
This application was developed to provide public access to the information and tools necessary to view and compare 2021 land values throughout the county. Here are a few key things to keep in mind when using this site:
- The values used in this map are "Land Values" only and do not include the values of buildings, structures, or other improvements to the property.
- The "All Land Value" layer shows all taxable parcels, regardless of use type.
- The Agricultural, Residential, Commercial, and Industrial parcel layers are also displayed separately to better facilitate comparing similar use parcels.
- Only taxable parcels are used in this map; public lands and other tax exempt properties are not shown.
- Parcels are color coded based on the value per acre ($/acre). The "quantile" method was used to color code the parcels, meaning each color has approximately the same number of parcels in it. Please note that the range of values represented by each color changes for each layer.
About Land Values and Assessing In St. Joseph County
Local Assessors are responsible for estimating a land value for every taxable parcel of property in each City, Village, and Township. Similarly, the St. Joseph County Equalization Department must also establish land values to appraise parcels included in equalization appraisal studies. Land values are established by considering the general forces (economic, social, environmental, and governmental – zoning and deed restrictions) that affect the parcels' value as well as the parcels physical characteristics. These characteristics include location, size, view, frontage on a lake or river, topography, shape, existing vegetation, soil (whether the soil perks, etc.), available utilities, and unusual site preparation costs.
